Guaranteed Rent

We guarantee your rent is paid on time every month, a significant plus for landlords as there are no voids during our agreement period.

What do you charge for your services?

Nothing. We pay you, not the other way around.

That's one vital difference between a letting agent and us. Tenanted or not, a letting agent can charge you monthly fees. With us, there are no fees.

What properties are you looking for?

Our ideal properties range from one and two-bedroom flats to country cottages and, in some instances, more significant properties.

Whilst our corporate clients are looking for something to use as a base whilst working away from home, others are looking for something a bit different.

If your property is suitable for us, we will let you know quickly – usually within 24 hours. Even if your property is not what we are looking for, which can happen, we can give some guidance as to the best strategy for you if you wish.

What areas do you operate in?

We principally operate in East and West Central Scotland, but will consider properties in any area of Scotland.

We are in arrears or debt and worried about the future – can you help?

Our service is confidential, and we regularly speak with people who 'are up to their eyes and ears in debt'. So you are certainly not alone – you'd be amazed at the number of people in the same position – and they're very often the people 'doing amazingly well'.

We will always do our best to help. If your property is suitable for our requirements, we can get things moving quickly. If it's not, we work with other property professionals who can usually assist you. There are many strategies with property that we can employ to help you.

What if my property isn't in great shape?

That's not usually a problem for us; it depends on what the property needs to bring it up to our high standards. We are also property developers and can bring a property up to scratch for less than you might imagine. Have a look at our Gallery Page to see our most recent property which we refurbished.

If we need to invest in your property, we can work out a strategy to take this into account. That way, you don't need to spend money upfront to bring the property up to standard, and we can begin working together quickly.

How long is the agreement?

Our standard agreement is typically a three-year term with an annual break-option on our side. If the deal is working well for all parties, we can extend the contract as long as we are all comfortable.

Do you pay a deposit?

We are a property management company and therefore, we are not a tenant. We do not pay an initial deposit.

What if I need to end the agreement early?

You are entering into a business contract with a minimum term, and by signing the contract, you agree to this minimum term. We have often invested significant sums into your property and therefore, there is no option to end the agreement early.

What if you don't keep your side of the agreement?

Unlike a Private Residential Tenancy Agreement, where it can be extremely tricky and take months, years even, to evict a tenant who doesn't keep to the agreement, this is a Management Agreement. If we break the contract terms, it becomes forfeit, and the property gets handed back to you.

How do I know you will look after my property?

We absolutely must; if your property is in anything other than show-home condition, no-one will stay.

We provide our clients with high-quality serviced accommodation on a short-term basis. Our properties must look their very best at all times, so the property's condition tends to improve rather than deteriorate. Often when a tenant signs a Private Residential Tenancy, the property's condition begins to suffer very quickly after they take possession.

I have several properties – are you interested?

Absolutely. It may be that some (or all) of your properties are suitable for our requirements and others less so. It comes down to having a chat. We will always let you know quickly.

I'm apprehensive about moving forward as I'm not familiar with Rent to Let

That is perfectly normal and entirely understandable – although the concept of Rent to Let is not a new one. It happens in the world of commercial property all the time.

The best way to address your concerns is for us to have a chat. Afterwards, if all parties believe this can work for them, we can go forward. If not, then maybe we will work together in the future. There is absolutely no pressure for you to sign an agreement with us – ever.

I'm interested. Can I view one of your other properties?

Of course, in fact we would encourage you to view one of our other properties. You'll get a feel for what we're all about, and you'll  be able to see for yourself how our properties are kept and presented.

As we operate at a high occupancy level, we need to schedule a date and time for viewings between guest stays, but we can typically accommodate viewings within a few days.

As the owner of the property, what are my responsibilities?

As the property owner, you must ensure that mortgage payments get paid on time. In addition, you are responsible for buildings insurance and any factors' fees that are due. You are also responsible for the maintenance of the the building's structure, roof, etc. This is exactly the same as if you were a traditional landlord.

As the tenant of the property, what are your responsibilities?

Our responsibilities include paying utility bills, ensuring the property is always kept in the best possible condition, professionally cleaned between every stay. In addition, if the property has a garden, we employ gardeners to maintain this. We are also responsible for maintaining the decoration of the property.

From the outset, we put in place a service plan to ensure that the boiler and central heating system, plumbing and major kitchen appliances are covered for all repairs and maintenance. Boilers are regularly maintained and serviced with the relevant annual safety certificates issued. We typically use British Gas as we have found them very responsive over the years.

You should note that British Gas will assess the above items' condition before the cover is in effect. However, should they refuse to include any item due to their condition, we would speak with you to agree on the best way to move forward.

I rent my property fully furnished, is this a problem?

Typically no, but it depends on the style and quality of furnishings. Our clients expect a great experience when they stay with us, and a significant part of that is the furnishings.  If the furnishings are tired, then we may look at changing some or all of them. We will discuss this with you at the outset.

I rent my property unfurnished, is this a problem?

We generally prefer unfurnished properties. It gives us a blank canvas to begin work. We have an interior designer who will select the best furnishings, fabrics, and other bits and pieces to make the property look its very best, and we do this at our cost.

What can I expect at the end of the contract?

We will meet with you to discuss the end of term typically three months before the end of the agreement. If everyone is happy and would like to extend the agreement, then we can do so. Otherwise, your property will be returned to you in the same or better condition as it was at the start of the agreement. We maintain your property on an ongoing basis, and therefore any little jobs are picked up and dealt with quickly, which usually saves them from becoming bigger jobs! If we identify any areas that are your responsibility as the owner, we will advise you of this.

Is this not Sub-letting?

In short, no. Sub-letting is when you rent your property to someone who then sub-lets it to someone else without your knowledge or agreement.

Your agreement with us is a Property Management Agreement – similar to that of a Letting Agent, with one significant difference – we guarantee to pay the rent even if the property is empty.

I have a mortgage on the property; does this affect things?

If your property is on a Buy to Let Mortgage, then you already have permission to let the property. However, if your property is on any other type of Mortgage, you should check with your lender to ensure they will give you permission to let the property.

If you are in any doubt about whether your property is suitable for letting, you should check with mortgage company who will be able to advise you.

Buildings Insurance

It is your responsibility to ensure a current Buildings Insurance Policy is in place to cover the property. In addition, you need to ensure that your Buildings Insurance Policy covers Serviced Accommodation.

Local Council

Before agreeing on a Contract, we will check with your local council to ensure that there are no restrictions in place on your property for use as Serviced Accommodation.
